I'm Tony, owner of Impact Construction. Since 2004, my crew and I have helped homeowners throughout Sioux Falls and the surrounding communities build custom homes, remodel existing spaces, and turn unfinished basements into some of the most-used rooms in the house.
One thing I've learned over the years is this:
Almost nobody regrets finishing their basement. They usually just wish they had done it sooner.
Don't Think of It as a Basement
I encourage homeowners to stop thinking of it as "the basement."
Think of it as another floor of your home.
That's where your kids can have friends over.
That's where everyone watches the game.
That's where grandparents stay when they visit.
That's where your teenager eventually wants their own space.
That's where your office ends up when working from home becomes permanent.
When you start looking at it that way, it becomes much easier to decide how you want the space to function.
Every Basement Is Different
One mistake I see is homeowners trying to compare their project to someone else's.
Your neighbor may have finished their basement for one price, but that doesn't automatically translate to your home.
Every basement starts with different conditions.
Some already have plumbing roughed in.
Some need egress windows.
Some need additional HVAC work.
Some are wide open.
Others require significant framing.
Until we've walked through your basement together, nobody can honestly tell you what your project should cost.
The Things You Never See Matter the Most
Everyone gets excited about flooring, paint colors, fireplaces, and wet bars.
Those are the fun parts.
But after doing this for more than two decades, I can tell you that the work you don't see is often the most important.
Before we think about drywall, we're looking at things like:
Moisture
Foundation condition
Insulation
Air movement
Electrical planning
Plumbing access
Future maintenance
If those aren't done right, eventually the pretty finishes start telling you something underneath wasn't.
That's not how we build.
South Dakota Basements Have Their Own Challenges
Living in eastern South Dakota means dealing with freezing winters, humid summers, and everything in between.
Your basement has to perform through all of it.
That's why we spend time making sure insulation, moisture management, ventilation, and building materials are appropriate for our climate—not just what looks good in a showroom.
A basement should still feel comfortable five, ten, or twenty years from now.
My Favorite Part of Every Basement Project
Honestly?
It's usually the planning stage.
That's when I get to sit down with homeowners and hear how they actually want to use the space.
Sometimes it's simple.
"We just need somewhere for the kids."
Other times it's more creative.
A golf simulator.
A theater room.
A hunting trophy display.
A workout room.
A home office.
A guest suite for parents.
No two families use their homes exactly the same, so I don't believe every basement should look the same either.
Should You Add a Bathroom?
If your budget allows it, I usually recommend it.
It makes entertaining easier.
Guests have their own space.
Kids aren't running upstairs all day.
And if your family's needs change later, you've already done the expensive plumbing work.
I've never had someone call me wishing they had one less bathroom.
Don't Forget About Storage
One thing homeowners sometimes overlook is storage.
Just because you're finishing the basement doesn't mean holiday decorations, tools, luggage, and keepsakes disappear.
We always try to design storage into the finished space so your basement stays organized instead of becoming cluttered a few years later.
Why People Hire a General Contractor
Some homeowners ask if they should manage the project themselves.
You certainly can.
But a basement remodel involves a surprising number of moving parts.
Framing.
Electrical.
Plumbing.
HVAC.
Drywall.
Painting.
Trim.
Flooring.
Cabinets.
